Roof replacement and instant estimate: frequently asked questions
Straight answers to the questions East Tennessee homeowners ask most about roof replacement cost, how our instant estimate works, and what happens after you see your price. For the full cost breakdown, see the roof replacement cost guide.
Cost
How much does it cost to replace a roof per square foot?
At current East Tennessee rates, architectural shingles work out to about $6.55 per square foot of roof surface once the 12% waste allowance is included, 3-tab to about $5.10 and metal to about $12.88. Roofers price per square (100 sq ft): $585, $455 and $1,150 respectively.
Why do roofing quotes for the same house vary so much?
Usually because the quotes measure the roof differently, use different waste allowances, leave out the two-story adjustment, or quote different shingle lines. Compare the number of squares and the material on each quote before comparing the totals.
Does insurance pay for a roof replacement?
Homeowners insurance generally covers sudden damage such as hail or wind, not a roof that has simply worn out with age. Whether your claim is covered depends on your policy and an adjuster's inspection, so check with your insurer. The estimate on this site prices a retail replacement.
The estimate
Why is the estimate a range instead of an exact price?
The range is plus or minus 20% because decking condition, extra layers of old roofing and flashing details can only be confirmed on site. The contractor sets the final price after a free inspection.
What if the satellite image of my house is old or blocked by trees?
If the aerial data for your address is not reliable enough, the estimate asks you to trace your roof outline yourself instead of pricing a bad measurement.
Will I be called by lots of roofing companies?
No. Your request goes to the contractor named to you with your price, not to a list of companies. QuickRoofBids does not sell your information to lead brokers.
Can I get a price if I don't want text messages?
Yes. The text-message consent box is optional, and you see exactly the same estimate whether or not you check it.
The replacement
How long does a roof replacement take?
Most single-family re-roofs take one to two days on site once work starts, longer for large, steep or complex roofs, metal roofs, or when rotten decking has to be replaced. Your contractor will give you a schedule at the inspection.
Do I need to be home during a roof replacement?
Usually not, but the contractor will want access to the driveway for a dumpster and materials, and it helps to move cars and fragile items away from the house and out of the attic below the roof.
