How much does a roof replacement cost in East Tennessee?

Updated · QuickRoofBids

A typical one-story East Tennessee home with about 2,000 square feet of roof surface costs $10,483 to $15,725 to re-roof in architectural shingles at current local contractor rates. Smaller roofs start at a $6,500 minimum; metal roughly doubles the price. The rest of this page shows exactly how that number is built, so you can sanity-check any quote you get.

Roof replacement cost by roof size

These ranges are calculated from the rates SW Roofing & Exteriors charges today across Knox, Blount, Sevier, Hamilton and the other East Tennessee counties we serve. They are the same ranges the instant estimate would show for a one-story house of that size. “Roof surface” means the true pitched area of the roof, which is larger than the floor area of the house: a 1,600 sq ft ranch with a moderate pitch and normal overhangs often has roughly 1,900 to 2,100 sq ft of roof. If you don’t know your roof area, the estimate measures it for you from aerial imagery, and our roofing squares guide explains how to work it out by hand. Each range is the calculated price plus or minus 20%, rounded to whole dollars. Pitch is already reflected in the surface area, so there is no separate steep-roof surcharge in these figures.

How a roof replacement price is calculated

Nearly every residential roofing quote in East Tennessee is built the same way, and ours is no different. Start with the measured roof surface in square feet. Add a waste allowance, 12% here, for the shingles cut away at hips, valleys, rakes and starter rows. Divide by 100 to get roofing squares. Multiply the squares by the contractor’s price per square for the material you chose, which is their rate for a standard replacement in that material; anything non-standard, such as rotten decking, is confirmed and priced at the site visit. Then adjust for height: two-story homes cost 12% more because of the extra safety setup and handling. Finally, if the total comes in under the contractor’s minimum job of $6,500, the minimum applies. Knowing these steps lets you compare quotes line by line instead of guessing which company is padding the number.

Worked example: 2,000 sq ft of roof × 1.12 waste = 22.4 squares. 22.4 × $585 per square = $13,104. Shown as a ±20% range: $10,483 – $15,725.

What makes your roof cost more or less

  • Roof area. The single biggest factor. Every extra square adds the full per-square rate.
  • Material. Architectural shingles cost about 29% more than 3-tab; metal costs about twice architectural.
  • Stories. +6% for split-level or 1.5-story homes, +12% for two stories or more.
  • Pitch and complexity. Steep roofs and roofs with many valleys and dormers have more surface area and more waste.
  • Hidden decking damage. Rotten plywood under the old shingles can only be seen at tear-off and is priced on site.

Two-story homes: the same roof, priced higher

Height changes the price even when the roof area is identical. For a 2,000 sq ft architectural shingle roof, a one-story house prices at $10,483 – $15,725, a split-level at $11,112 – $16,668 and a two-story house at $11,741 – $17,612. The difference pays for fall protection, longer hauls up and down ladders or a lift, and the slower pace of working safely at height. It is one of the clearest cases where an online calculator that only asks for square footage will undershoot, which is why our estimate asks how many stories your house has before it shows a number. If two quotes for the same house differ by roughly 10%, check whether one of them left the height adjustment out. The same percentages apply to every material, so the gap grows in dollars as the material gets more expensive.

Why the estimate is a range, not a single number

The instant estimate shows your price as a ±20% range because two things can only be confirmed in person: the condition of the decking under your current shingles, and details such as extra layers of old roofing, skylights or chimney flashing. A contractor confirms those at a short site visit and then gives a firm price. Read more in how the estimate works.

Common questions

How much does a new roof cost in Knoxville?

On current East Tennessee contractor rates, a 2,000 sq ft one-story roof in architectural shingles prices at about $10,483 to $15,725. Your number depends mostly on your roof's measured surface area, the material, and how many stories the house has.

What is the price per square for a roof replacement?

Current rates from SW Roofing & Exteriors are $455 per square for 3-tab shingles, $585 for architectural shingles and $1,150 for metal, applied to the roof area plus 12% waste. A square is 100 square feet of roof surface.

Is there a minimum price for a roof replacement?

Yes. Small roofs are priced at a minimum job of $6,500, because the crew, equipment, dumpster and permit costs are much the same whether the roof is small or average.

Does a two-story house cost more to re-roof?

Yes. The estimate adds 6% for a split-level or 1.5-story house and 12% for two stories or more, because taller roofs take more safety equipment and more time to load and tear off.
